Hotel asset management and owners representative executives with multiple hotel properties will need to scramble to meet the approaching deadline for ADA pool regulations by March 15 of this year if their properties are not already in compliance. Many lodging industry groups such as the American Hotel & Lodging Association (AH&LA) have been trying to get the DOJ (Department of Justice) to provide some sort of extension. According to this recap just published in the San Diego Tribune, meeting the guidelines within the timeframe required is difficult and the cost of doing it will not be cheap: – “The lifts themselves typically cost $3,000 and up, plus the cost of installation, which in some cases requires boring into pool decks and electrically grounding the devices. And for properties with multiple pools and hot tubs, a lift is needed for each one. Portable devices that can be moved around are not permitted unless they can be retrofitted so they are bolted to the pool deck.” Read more here what other ADA issues that hotel asset management will face in 2012. If you are a hospitality asset manager working with a member of the Asian American Hotel Owners Association (AAHOA), there are resources at its web site with a link to ADA compliance centers. Also, the lawyers at JMBM in its blog By Jim Butler and the Global Hospitality Group® offer some useful guidance and tips for hotel property management and “5 REASONS YOU SHOULD ACT NOW!” which I encourage you to read.
